Generate the First Report (Balance Sheet + Account Statement)

Viewing, printing, and downloading as PDF/Excel the Balance Sheet (period income-expense summary) and Account Statement (current account statement) reports from the Reports module.

When Apt Yönet setup is complete and the first collection/expense movements are entered, you can view the complex's financial status from the reports. This guide covers the two most-used reports: Balance Sheet and Account Statement.

1. Go to the Reports page

Click the Reports link in the left menu. The page is divided into two main groups:

  • Financial Reports — Balance Sheet, Ledger, Cash-Bank Statement, Account Statement, Collections, Payments, etc.
  • Management Reports — Attendance, Household, User Login, etc.

You can quickly filter by report name using the search box at the top.

2. Open the Balance Sheet report

Click the Balance Sheet card in the Financial Reports group. The page that opens shows the period income-expense summary + cash/bank status.

Balance Sheet content

  • Pre-Period Open Advance — Residents' initial advance balances.
  • Pre-Period Cash-Bank Carryover — Carryover balance for each cash account.
  • In-Period Cash Inflow — Collections (by category).
  • In-Period Cash Outflow — Expenses (by category).
  • Cash-Bank Current Status

Period filter

From the Period chip at the top, you can change the report's time range. Default: the complex's active fiscal period.

Print / PDF

The Print button at the top of the page opens the A4 portrait print page; from your browser's Print dialog you can print to paper or PDF. The PDF button directly downloads a PDF file.

3. Account Statement report

To see all movements (dues + collections + refunds + interest) of a single resident, use the Account Statement report.

Opening the Account Statement

Click the Account Statement card from the Reports dashboard. On the page that opens:

  1. Type — Resident / Supplier / Staff filter.
  2. Account — Select an account from the list (autocomplete).
  3. Period — Date range.
  4. Balance Status — All / In Debt / In Credit / Zero (optional filter).

Enter the filters and proceed to the statement of the account you selected. All movements are listed by date; each row shows debit, credit, and running balance.

Print + PDF + Excel

The Account Statement page has three export buttons:

  • Print — A4 view for printer/PDF.
  • PDF — Directly downloads a PDF.
  • Excel — Downloads table data as .xlsx (practical for bank reconciliation).
In the print dialog, if "Print background graphics" is off, colored status bars do not transfer to PDF. The Balance Sheet and Account Statement reports force this setting automatically (color-adjust: exact), but there may still be differences depending on browser/OS conditions.

Which report, when?

  • Balance Sheet — Monthly/periodic general review, auditor report, presentation to the owners' assembly.
  • Account Statement — When querying a single resident, or when a resident objects with "how much was I charged, how much did I pay?"

Other 18+ reports (Trial Balance, Ledger, Cash-Bank Statement, Collections, Payments, Accrual List, Debt Aging, Transparency, Attendance, Household, Decision Book, etc.) can be found from the Reports dashboard via the search box.
