Apt Yönet is a cloud-based platform that digitizes apartment building and residential complex management. It is designed for apartment managers, complex management boards, and management companies handling multiple sites. It solves all core needs — dues tracking, income-expense management, resident portal, and reporting — from a single panel.
All you need is an email and a mobile phone. Fill out the registration form, enter the SMS code sent to your phone, and your account is ready. Then complete the setup quickly by entering your complex name, number of blocks, and number of units. No technical knowledge is required.
The interface language is Turkish. The panel and templates come ready in 7 languages (TR, EN, DE, RU, NO, AR, AZ), and receipts in 5 languages (TR, EN, DE, RU, NO); the language preference can be set per complex.
Your data is stored on secure cloud infrastructure in Turkey. It is backed up regularly and processed in compliance with KVKK (Turkish Personal Data Protection Law); it is not shared with third parties.
There is basic import support for your complex, block, unit, and resident data. For more complex data migrations, our support team will assist you.
Yes. Dues, collections, income-expense, account/unit/block management, balance sheet and 15 financial reports, resident portal, announcements, meters — all of these are included in the free plan. It is unlimited and requires no commitment.
What premium features unlock: enforcement tracking, decision book, fixed asset/vehicle/maintenance/survey/blog/gallery/time-attendance modules, bulk operations and bulk debt entry, bulk email + document sending, unlimited cash boxes/banks/managers/auditors, custom receipt design, connecting your own NetGSM (Turkish SMS gateway) account, and exporting reports as PDF/Excel.
The per-unit price is in Euro (exchange-rate protected). With upfront payment for 1, 2 or 3 years, the Euro rate at the moment of payment is locked in; you are unaffected by rate movements during the term. The payment is collected as a TL amount calculated from the locked rate, via bank transfer.
When you register, premium features are fully open for a period (default 90 days, subject to change by Apt Yönet). No commitment during this period. When the period ends, the core modules continue to run for free; those who want premium can purchase a subscription.
The data always belongs to you. Even if the trial ends, existing data is not deleted; you drop to the free plan and continue using the core modules. Premium modules such as enforcement/bulk operations reopen only when a subscription is purchased.
Yes. Annual payment gets 10% off, 2 years 15% off, and 3 years 20% off.
You can cancel via the Profile > Cancel Subscription screen with password/2FA verification and a written confirmation. Cancellation is permanent: all data and files belonging to your complex are deleted.
You can accrue monthly dues to all units or selected groups with a single click. You can set up an annual bulk plan, and automatic collections are generated at the start of each month. The dues amount, due date, and target residents (owner/tenant) are configurable.
Three modes are supported: advance to account, to a specific debt, and selective collection (multi-debt FIFO). The collection record, receipt, and paid debts are matched automatically.
You enable the late-payment surcharge in the complex settings and choose the interest rate and application type (after the accrual date or after the due date). Late-payment interest is automatically updated every day via cron.
Yes. In each unit, the owner and tenant are recorded as separate accounts; the accrual target can be selected as owner, tenant, or both. Collections run separately.
Yes. You can accrue a special debt (e.g., fuel contribution) at once to all units in a specific category. Bulk debt entry is a premium feature.
Balance sheet, operating ledger, cash box, current/account, collection, payment, debt, receivable, unit list, account details, last session, staff, attendance list, user login, and household reports — a total of 15 reports are included in the free plan.
Accrual, debts in enforcement, residents in enforcement, management summary, debt aging, transparency, and fixed assets reports — 7 additional detailed reports are included in premium.
Printing all reports (Print button) is included in the free plan. Exporting as PDF or Excel is a premium feature.
Yes. There are trial balance and decision book modules compliant with the Turkish Condominium Ownership Law (CMOL). Meeting minutes, votes, proxies, and decisions are kept in a single module. Included in premium.
It is a management report to show to residents, containing an income-expense summary and period performance. Useful for your management boards.
No. Residents log in to the mobile-friendly resident portal from the same web address. Debt viewing, past collections, unit details, and complex announcements are on the portal.
Payments are not collected through Apt Yönet. Residents copy your bank details from the portal and make a wire transfer/EFT from their own bank. When the collection arrives, the manager creates a collection record.
It is under the manager's control. Resident portal permissions are configured per complex — fields such as balance sheet, collection history, and cash box movements are enabled or disabled.
The manager sends the resident an invitation/password via SMS. The resident logs in with their phone and password. If they forget the password, they can reset it via SMS OTP.
A resident (owner or tenant) is linked to multiple units through a single account. Debts run separately per unit, but the portal displays all units with a single login.
System SMS notifications (OTP, reminders, announcements) are included in the free plan. Integrating your own NetGSM (Turkish SMS gateway) account and sending bulk SMS from your own sender ID is a premium feature.
Yes, it is a premium feature. You can send bulk emails such as dues reminders, receipts, and holiday announcements to selected units or all residents.
Bulk documents (receipts, account statements) can be sent as email attachments. Included in premium.
When an announcement is published, it appears instantly on the resident portal. Sending announcements via SMS or email is a separate feature.
Yes. You can enable 2FA with popular authenticator apps; backup codes are also generated. Additional verification is required for sensitive operations such as password change, subscription cancellation, and complex reset.
If you mark your frequently used browser as a "trusted device", it will not ask for a code on that browser even if 2FA is active. You can manage your registered devices from the profile screen.
Yes. From the Profile > Active Sessions screen, you can see which device/browser you logged in from, and close them one by one or all at once remotely.
Your data is protected with strong industry-standard encryption. Your passwords are stored in an irreversible manner — no one, including the system administrator, can see them. All connections between your browser and the system are end-to-end encrypted, regular backups are taken, and data is processed in compliance with KVKK (Turkish Personal Data Protection Law).
You can cancel your subscription from the profile screen. After confirmation with password/2FA verification and typing "ÜYELİĞİMİ İPTAL EDİYORUM" (I AM CANCELLING MY SUBSCRIPTION), all your complex data and files are permanently deleted. This action cannot be undone.
Residents can be archived or completely deleted. A warning is shown for related debt/collection records before deletion. Additional confirmation is required for structural deletion.
Yes. Select the "Management Company" account type during registration. You manage N sites from a single panel and get reports per site. Premium subscription is required for the second and subsequent sites.
An individual account manages a single site (your own site) with the free plan being unlimited. A company account manages multiple sites; the first site is free, and premium subscription is required for the 2nd and later sites.
If you do not purchase a subscription after the company trial ends, your account is automatically converted to individual after an additional 7-day period. Your data is not deleted; only the account type changes. You can purchase a subscription again and switch back to company.
From the Company Overview panel, you see a summary of all your sites. You switch to a site from the site selection modal and manage that site as if you were a single-site manager.
The free plan includes 1 manager + 1 auditor. With premium subscription, unlimited managers and auditors can be added; each has separately configured permissions.
