Why Is Fire Safety Critical?

Apartment fires are serious risks that can spread rapidly and threaten the entire building. For this reason, fire safety is not merely a recommendation but a topic involving legal obligations. Taking and maintaining fire measures directly concerns the safety of life and is the manager\'s responsibility.

Basic Fire Measures

Basic fire safety elements expected in apartments:

  • Fire extinguishers in common areas (regularly inspected)
  • Keeping the fire installation operational in buildings that have one
  • Escape routes and fire stairs kept open and accessible
  • Fire detection systems (in required buildings)

Along with the presence of these elements, their regular maintenance and functionality are equally important.

Escape Routes Cannot Be Blocked

One of the most critical rules: escape routes, fire stairs, and common exits cannot be blocked or occupied with items in any way. Placing a cabinet on a stairwell landing or narrowing the exit can be lethal in a fire and is contrary to law. This is also related to the topic of unauthorized interference with common areas; we covered it in our unauthorized structure article.

Maintenance and Inspection Responsibility

The regular inspection and maintenance of fire safety equipment, like the elevator, is the manager\'s responsibility. Fire extinguisher refill dates must be tracked, and the installation must be regularly inspected. We covered these maintenance obligations in detail in our elevator, fire, and generator maintenance article.

The Manager\'s Responsibility

Neglecting fire measures may expose the manager to heavy legal and criminal liability in the event of a fire. For this reason, fire safety is not a topic that can be dismissed with "we will handle it later." We explained the manager\'s general responsibilities in our manager\'s powers article.

Common Mistakes

  • Occupying the escape route: Blocking a fire stair/exit is lethal and prohibited.
  • Skipping extinguisher inspection: An expired extinguisher is useless.
  • Postponing measures: Fire safety neglect creates heavy liability.
