Why Is Regular Maintenance Required?

Systems such as elevators, fire installations, and generators are critical in terms of both safety and continuity. Their regular maintenance is not just a recommendation but a legal obligation. Neglect of maintenance may expose the manager to heavy legal and criminal liability in the event of an accident. For this reason, the maintenance schedule is one of the management\'s most important duties.

Elevator Maintenance and Inspection

Elevators require regular periodic maintenance (usually through a monthly maintenance contract) and an annual periodic inspection. The annual inspection is carried out by authorized inspection institutions, and its result is indicated with a color label (green/yellow/red). A red-labeled elevator must be taken out of service. Fire Systems Maintenance

Fire extinguishers, the fire installation, and detection systems require regular inspection. Fire extinguisher refill dates must be tracked, and expired ones renewed. The installation and detection systems must be kept operational. We covered the fire safety obligations in our fire safety article.

Generator Maintenance

In buildings with a generator, the generator\'s regular maintenance and testing are required. A neglected generator may fail to start during a power outage (when it is most needed). Periodic testing and maintenance ensure the generator kicks in when required.

Maintenance Tracking: The Manager\'s Duty

Ensuring that all these maintenance activities and inspections are carried out on time and keeping records is the manager\'s responsibility. Maintenance contracts, inspection reports, and dates must be tracked regularly. In case of a mishap, records showing that maintenance was performed on time protect the manager. Common Mistakes

  • Skipping the annual inspection: Elevator periodic inspection is a legal requirement.
  • Missing the fire extinguisher deadline: An expired extinguisher is useless.
  • Not keeping maintenance records: Undocumented maintenance does not protect the manager in a liability situation.
