There are two basic paths for services such as cleaning and security in an apartment: directly employing personnel who will do these tasks or purchasing service from a company. The cost and responsibility structure of each is different; the right choice depends on the building\'s size and priorities.
Direct Employment
Advantages: Personnel work specifically for the building, control is direct, and long-term costs can be lower. Disadvantages: All employer obligations such as social security, occupational safety, payroll, leave, and compensation belong to the apartment. Neglect of these obligations creates serious risk. Outsourced Service
Advantages: Employer obligations such as social security, occupational safety, and payroll pass to the service-providing company, the personnel management burden decreases, and flexibility increases. Disadvantages: Generally higher cost, personnel turnover, and service quality depending on the company. What to Consider When Deciding?
Factors affecting the choice:
- The building\'s size and the intensity of service need
- Capacity to undertake employer obligations
- Cost comparison (total cost, not just wages)

Contract Management
