There are two basic models in apartment management: "self-management," in which one of the unit owners voluntarily manages, and "professional management," in which the task is delegated to a professional person or firm. Self-Management
Advantages: The cost is low (little or no manager fee), the decision process is direct, and the person managing knows the building closely. Disadvantages: The voluntary manager\'s time and expertise may be limited; increasing legal/technical obligations (social security, KVKK, maintenance tracking) are demanding; neighborly relations may complicate management. It generally works in small buildings.
Professional Management
Advantages: Expertise and experience, professional tracking of legal obligations, impartiality (independent of neighborly relations), regular reporting. Disadvantages: Cost (the management fee is added to dues), the process of getting to know the building, the importance of firm selection. Increasingly preferred in large complexes and structures.

- Size of the building (number of units, common facilities)
- Complexity of management (personnel, elevator, security)
- Availability of a volunteer manager
- Budget and cost balance
- Residents\' expectation of transparency and professionalism
The Factor of Increasing Obligations
As apartment management becomes an increasingly technical task (personnel social security, occupational safety, KVKK, maintenance tracking, risk management), voluntary management becomes more difficult.
