The cost of a charging station project is not limited to the price of a single device. The main items are: the charging device itself, the electrical infrastructure and cabling, application for a power increase if necessary, the meter solution, and installation labor. Who will bear these items must be clarified in the installation board decision.

The Most Critical Question: Who Pays for the Electricity?

If the cost of the electricity charged is added to the common electricity bill, residents who do not use vehicles also end up paying for the electric vehicle owner's charging — this is clearly unfair and is the biggest source of dispute. The correct solution is to measure the charging individually and have only the user pay for it.

Pricing Models

In practice, the main models are as follows:

• Separate meter: The charging unit is powered from a separate meter, and the user pays for their own consumption. It is the most transparent method.
• Smart charging device: Devices that measure consumption on a per-user basis and issue a bill to the individual.
• Charging network operator: Stations installed in the common area by an operator that collects fees from users. This model may even provide additional income to the building.

Which model to choose depends on the size of the building, the amount of demand, and the infrastructure.

The Portion Reflected in Common Expenses

Even though the cost of the electricity charged belongs to the user, the common infrastructure portion of the installation (cabling, panel adjustments) may be evaluated as a common expense; this also depends on the board decision. Relationship with the Legal Permit

Common Mistakes

• Putting electricity on common expenses: Having non-users pay is unfair and creates disputes.
• Not installing a meter solution: Fair sharing is impossible without individual measurement.
• Not including cost in the board decision: Uncertainty about who pays what leads to disputes.
