The title-deed fee is usually 4% of the sale price (typically 2% buyer + 2% seller; in practice the buyer often pays the whole amount). Since the rate can change, confirm the current one. How is the title deed fee calculated?
In real estate transfers, the title deed fee is calculated on the declared sale price. The total rate is generally 4%; legally, 2% is collected from each of the buyer and seller; in practice, the buyer usually pays.
A fixed revolving fund fee (property service fee) is also collected at the land registry. The fee base cannot be below the property's current value.
Total fee = Sale price × (Rate ÷ 100)
Buyer share = Seller share = Total fee ÷ 2
Example
3,000,000 × 0.04 = 120,000 ₺ → 60,000 ₺ each for buyer and seller.
