Sample value. Enter the current TÜFE 12-month average for the month your contract is renewed — this rate changes each month; TÜİK announces it around the 3rd of the month.
How is a rent increase calculated?
Under Article 344 of the Turkish Code of Obligations, in the renewed lease period the increase rate cannot exceed the TÜFE 12-month average. This is the rate announced by TÜİK in the month the contract is renewed.
Important: not monthly or annual inflation, but the 12-month average is the basis. Even if a higher rate is stated in the contract, it is invalid.
Increase amount = Current rent × (Rate ÷ 100)
New rent = Current rent + Increase amount
Example
15,000 × 30 ÷ 100 = 4,500 ₺ increase → 15,000 + 4,500 = 19,500 ₺ new rent.
