How is land share calculated?

Land share is the portion of the land allocated to an independent unit (unit, shop) and is shown in the title deed as a share/denominator fraction. Under the Condominium Law, land share must be determined proportional to the value of the independent unit.

In practice, most projects use area (m²) ratio as the basis; in some cases, factors such as floor, facade, and location are weighted by value.

Why is land share important?
Many matters such as dues distribution, common expense participation, ownership in urban renewal, and voting weight depend on land share.
Is area or value the basis?
KMK requires land share to be proportional to value. In practice, most projects use area (m²); for value differences, you can enter value instead of area and distribute using the same tool.
Can land share be changed later?
Incorrectly/disproportionately set land shares can be corrected through litigation (KMK Art. 3). This tool is for informational purposes only; title deed records are the basis for official proceedings.
