How are dues calculated?

Residential complex expenses are divided among unit owners each month. There are two common methods: equal distribution (each unit the same) or by land share (larger units pay more).

The Condominium Law bases expense sharing on land share unless otherwise specified in the management plan. Many complexes prefer equal distribution in practice.

FORMULA
Equal: Dues = Total expense ÷ Number of units
Land share: Dues = Total expense × (Unit share ÷ Total share)

Which is more accurate: equal or land share?
The law bases distribution on land share; however, equal distribution may also be applied via the management plan or owners' assembly decision. Choose based on your complex's decision.
Are shops/workplaces calculated differently?
A different coefficient may be set for workplaces in the management plan. You can reflect that coefficient in the land share/share field of this tool.
